The process is simple.

Keeping Your Garage Door Operating Reliably & Safely

In our northern climate  the range of temperatures  we experience cause garage doors & openers to require periodic maintenance. Its advisable to conduct routine maintenance of door & opener before the winter sets in and before the summer arrives.
  • Monthly Checks of cables, pulleys, rollers, hinges & opener for signs of wear
  • Spring useful life varies with the amount of use made of the door. If you suspect spring problems, do not try to adjust them yourself. They are under great tension & present major danger to anyone other than a qualified professional.
  • Another major danger area is the bottom brackets. They are connected by cables to the springs and also under extreme tension. Have a qualified professional make these adjustments or repairs.
  • Regularly lubricate the moving parts of the door with silicone spray or special garage door lubricant which doesn’t attract dirt/dust. Do not lubricate plastic parts. DO NOT USE GREASE
  • Test your garage door opener. Make sure your opener meets current safety requirements by having an electronic reversing system. Evidence of a compliant door opener system is the safety sensor eyes  located 3”-6" off the floor at the bottom of the door on each side.
  • Make sure these sensors are cleaned and aligned with each other. Cobwebs, leaves & dirt can prevent the sensors from operating properly.
  • Test the opener by:
    • Opening your garage door
    • Place a 2X4 piece of wood  flat on the garage floor near the door center
    • Close the door using the opener
    • When the door closes on the wood, it should automatically reverse
    • If it does not reverse, this is a serious safety hazard & the opener settings should be adjsted or repaired.
  • Your garage door is opened by the springs and these springs will lose their strength through usage. Test to see if the door and springs are balanced properly by:
    • Disconnecting the door from the opener system by pulling the red disconnect cord.
    • Manually lower the door to the  half way point & see if it stays in that position with out being held, if so it is balanced.
    • If it raises or lowers on its own, the springs may need adjustment.
    • Running an unbalanced door with your opener may lead to heavy wear on the opener.

Small-scale renovation projects continue to provide the best return for homeowners

(ARA) - Even as spring approaches, the residential real estate market continues to be rough on American homeowners more than three years after the start of the nationwide housing crisis. Although sales of existing homes are up slightly from 2010 levels, the median home price is still down throughout most of the country, according to the National Association of Realtors. This means that many homeowners are continuing to sit tight and are looking for ways to make their current houses work for them just a little bit longer, until the real estate market improves.
But even when it comes to home renovations, it is important to be smart about how you spend your money, as the value of many large-scale home improvement projects is also questionable in today's economy. Homeowners who made improvements in 2011 picked up only 58 cents in home equity on their remodeling dollar (on average), according to the Cost versus Value report released by Remodeling Magazine. Compared to figures in 2005, when home improvement projects provided a 76 percent cost return, the current data is hardly a motivator to proceed with that long-dreamed total kitchen renovation.
Less expensive home replacement projects are a much better bet in terms of recouping your costs, garnering about 64 percent back in resale value versus the 57 percent that remodeling projects earn back, on average. Some good ideas for relatively low-budget yet fruitful home improvement projects are adding an attractive front entry door, getting energy-efficient windows, installing new siding or, perhaps the most effective and rewarding option, replacing your garage door.
A new garage door is one of the best ways to improve your home with the confidence of receiving a solid return on your investment (ROI) when it's time to sell. Replacing a garage door offers the second-highest ROI at 83.9 percent, out of 35 midrange improvement projects listed on the 24th annual Cost versus Value report. In some cities, like Charleston, W. Va., Honolulu, Providence, R.I., and San Francisco, the ROI is 100 percent. Even upscale garage doors are a smart investment, offering a 69.8 ROI and ranking fourth among the upscale projects listed in this report. There's no doubt that a new garage door is an affordable replacement option that improves your house's curb appeal while also offering higher energy efficiency, safety and security to both you and future homeowners.

Garage Door Safety

Well its that time again.  Its time for the Monthly post about garage door safety.  This is not new stuff.  The fact of the matter is, you can find all this information ALL OVER the internet.  I repost monthly to stress how important this is.

I know you want your garage door system to operate properly every time you need it, so shouldn't you want it to operate safely at all times.


After all, the garage door is the largest and heaviest moving object in most homes. It can cause injury or even death if damaged or misused. It is not a toy or a game to race against to see if you can beat your garage door.  (I know your laughing, we ALL did this growing up).

Here are 10 things I found online that everyone in your household should know about garage door safety. It’s a good idea to review these with everyone in your household from time to time – especially children. This is NOT meant to be all inclusive.

  1. The garage door and garage door opener are not toys. They are dangerous if misused, and can cause serious injury or even death.
  2. Children should never be allowed to play with the garage door or its operating system. Children , even the adult variety,  should never stand, run or play under or near any garage door, especially when the door is open or moving. 
  3. Adults should not allow children access to the remote controls or push button wall controls for garage door opener systems; these should be kept out of reach of children. The push button wall control for a garage door operating system should be mounted at least four feet off the floor (if possible), out of the reach of children.
  4. Never stand or walk under a moving garage door. Never try to enter or exit the garage by racing under a moving garage door.
  5. When opening or closing the garage door, always keep the door in view until the door is fully opened or fully closed. Make certain that no adults, children or animals try to enter or exit while the door is closing.
  6. Keep fingers and hands away from door sections when the door is opening or closing to avoid injury.
  7. Keep your garage door properly maintained to keep it operating safely. Annual maintenance by a trained service technician is recommended. There are other tests and maintenance tasks that you can perform. 
  8. Remember that your garage door opener uses electricity, which can shock or kill if mishandled. Service should be performed by a trained service technician.  Locate a qualified professional near you.
  9. Never attempt to repair a garage door’s springs or cables. These are under extreme tension and can cause severe injury or even death. These are best repaired by a trained service technician. Locate a qualified professional near you.
  10. If someone has backed into the garage door (yes, it does happen – all of us are in a hurry at one time or another), it’s a good idea to have the door inspected and/or repaired by a trained service technician. Even if the door doesn’t appear to be severely damaged, the operating system may have become misaligned and wear prematurely, creating what could be a dangerous environment. Locate a qualified professional near you.
