Keeping Your Garage Door Operating Reliably & Safely

In our northern climate  the range of temperatures  we experience cause garage doors & openers to require periodic maintenance. Its advisable to conduct routine maintenance of door & opener before the winter sets in and before the summer arrives.

• Monthly Checks of cables, pulleys, rollers, hinges & opener for signs of wear

• Spring useful life varies with the amount of use made of the door. If you suspect spring problems, do not try to adjust them yourself. They are under great tension & present major danger to anyone other than a qualified professional.

• Another major danger area is the bottom brackets. They are connected by cables to the springs and also under extreme tension. Have a qualified professional make these adjustments or repairs.

• Regularly lubricate the moving parts of the door with silicone spray or special garage door lubricant which doesn’t attract dirt/dust. Do not lubricate plastic parts. DO NOT USE GREASE

• Test your garage door opener. Make sure your opener meets current safety requirements by having an electronic reversing system. Evidence of a compliant door opener system is the safety sensor eyes  located 3”-6" off the floor at the bottom of the door on each side.

• Make sure these sensors are cleaned and aligned with each other. Cobwebs, leaves & dirt can prevent the sensors from operating properly.

• Test the opener by:
  • Opening your garage door
  • Place a 2X4 piece of wood  flat on the garage floor near the door center
  • Close the door using the opener
  • When the door closes on the wood, it should automatically reverse
  • If it does not reverse, this is a serious safety hazard & the opener settings should be adjsted or repaired.

• Your garage door is opened by the springs and these springs will lose their strength through usage. Test to see if the door and springs are balanced properly by:

• Disconnecting the door from the opener system by pulling the red disconnect cord.
• Manually lower the door to the  half way point & see if it stays in that position with out being held, if so it is balanced.
• If it raises or lowers on its own, the springs may need adjustment.
• Running an unbalanced door with your opener may lead to heavy wear on the opener.

Small-scale renovation projects continue to provide the best return for homeowners

(ARA) - Even as spring approaches, the residential real estate market continues to be rough on American homeowners more than three years after the start of the nationwide housing crisis. Although sales of existing homes are up slightly from 2010 levels, the median home price is still down throughout most of the country, according to the National Association of Realtors. This means that many homeowners are continuing to sit tight and are looking for ways to make their current houses work for them just a little bit longer, until the real estate market improves.
But even when it comes to home renovations, it is important to be smart about how you spend your money, as the value of many large-scale home improvement projects is also questionable in today's economy. Homeowners who made improvements in 2011 picked up only 58 cents in home equity on their remodeling dollar (on average), according to the Cost versus Value report released by Remodeling Magazine. Compared to figures in 2005, when home improvement projects provided a 76 percent cost return, the current data is hardly a motivator to proceed with that long-dreamed total kitchen renovation.
Less expensive home replacement projects are a much better bet in terms of recouping your costs, garnering about 64 percent back in resale value versus the 57 percent that remodeling projects earn back, on average. Some good ideas for relatively low-budget yet fruitful home improvement projects are adding an attractive front entry door, getting energy-efficient windows, installing new siding or, perhaps the most effective and rewarding option, replacing your garage door.
A new garage door is one of the best ways to improve your home with the confidence of receiving a solid return on your investment (ROI) when it's time to sell. Replacing a garage door offers the second-highest ROI at 83.9 percent, out of 35 midrange improvement projects listed on the 24th annual Cost versus Value report. In some cities, like Charleston, W. Va., Honolulu, Providence, R.I., and San Francisco, the ROI is 100 percent. Even upscale garage doors are a smart investment, offering a 69.8 ROI and ranking fourth among the upscale projects listed in this report. There's no doubt that a new garage door is an affordable replacement option that improves your house's curb appeal while also offering higher energy efficiency, safety and security to both you and future homeowners.
Knowing that every dollar you invest in your house needs to be spent wisely to offer the greatest possible return, it's best to make home improvement decisions that you'll be able to enjoy now and that will improve your resale value down the road. Garage Door Safety

Well its that time again.  Its time for the Monthly post about garage door safety.  This is not new stuff.  The fact of the matter is, you can find all this information ALL OVER the internet.  I repost monthly to stress how important this is.

I know you want your garage door system to operate properly every time you need it, so shouldn't you want it to operate safely at all times.

After all, the garage door is the largest and heaviest moving object in most homes. It can cause injury or even death if damaged or misused. It is not a toy or a game to race against to see if you can beat your garage door.  (I know your laughing, we ALL did this growing up).

Here are 10 things I found online that everyone in your household should know about garage door safety. It’s a good idea to review these with everyone in your household from time to time – especially children. This is NOT meant to be all inclusive.

1. The garage door and garage door opener are not toys. They are dangerous if misused, and can cause serious injury or even death.
2. Children should never be allowed to play with the garage door or its operating system. Children , even the adult variety,  should never stand, run or play under or near any garage door, especially when the door is open or moving. 
3. Adults should not allow children access to the remote controls or push button wall controls for garage door opener systems; these should be kept out of reach of children. The push button wall control for a garage door operating system should be mounted at least four feet off the floor (if possible), out of the reach of children.
4. Never stand or walk under a moving garage door. Never try to enter or exit the garage by racing under a moving garage door.
5. When opening or closing the garage door, always keep the door in view until the door is fully opened or fully closed. Make certain that no adults, children or animals try to enter or exit while the door is closing.
6. Keep fingers and hands away from door sections when the door is opening or closing to avoid injury.
7. Keep your garage door properly maintained to keep it operating safely. Annual maintenance by a trained service technician is recommended. There are other tests and maintenance tasks that you can perform. 
8. Remember that your garage door opener uses electricity, which can shock or kill if mishandled. Service should be performed by a trained service technician.  Locate a qualified professional near you.
9. Never attempt to repair a garage door’s springs or cables. These are under extreme tension and can cause severe injury or even death. These are best repaired by a trained service technician. Locate a qualified professional near you.
10. If someone has backed into the garage door (yes, it does happen – all of us are in a hurry at one time or another), it’s a good idea to have the door inspected and/or repaired by a trained service technician. Even if the door doesn’t appear to be severely damaged, the operating system may have become misaligned and wear prematurely, creating what could be a dangerous environment. Locate a qualified professional near you.

Garage Door Care & Maintenance

This is great information.  I found this on Amarr.com and thought I would share this with you.  As an Amarr dealer, we always recommend following this guide when performing your monthly inspection of your garage door.

Take a few minutes to inspect and test your complete garage door system. Make monthly inspection and testing a part of your regular routine. Safety is everyone's business. Make garage door and garage door opener safety automatic in your home.  Consult owner's manuals for additional recommended maintenance for your models of door and opener. 
MONTHLY MAINTENANCE CHECKLIST

Garage Door Opener Tests:  Reversal Test, Force Setting Test, Additional Safety Devices
Garage Door Visual Inspection:  Springs, Rollers, Pulleys, Cables and Track Lubrication, Door Balance.

GARAGE DOOR OPENER MAINTENANCE TIPS
 There are routine safety and maintenance steps that you should follow once a month. Review your owner's manual for the door opener. If you don't have the owner's manual, look for the opener model number on the back of the power unit and request a manual from the manufacturer.
Garage Door Opener Reversal Test

Make sure your opener has a reversing feature. If a reversing feature is not present, it should be replaced. Garage door openers manufactured after January 1, 1993 are required by federal law to have advanced safety features which comply with the latest U.L. 325 standards. Contact your manufacturer or installer for additional information.

Test the reversing feature every month.

First, test the balance of the door (see "Testing and Maintaining The Garage Door"). If the door is properly balanced, then proceed.

With the door fully open, place a 1-1/2" thick piece of wood (a 2"x 4" laid flat) on the floor in the center of the door.

Push the transmitter or wall button to close the door. The door must reverse when it strikes the wood. (Note that the bottom part of "one piece doors" must be rigid so that the door will not close without reversing.)

If the door does not reverse, have it repaired or replaced. Have a qualified individual adjust, repair or replace the opener or door.

Garage Door Opener Force Setting Test

Test the force setting of your garage door opener by holding the bottom of the door as it closes. If the door does not reverse readily, the force may be excessive and need adjusting. See your owner's manual for details on how to make the adjustment. Test the reversing feature after any adjustment.

Additional Safety Devices for Garage Door Openers

Many garage door openers can be equipped with additional safety devices. Consider adding a photo eye or edge sensor as an extra measure of safety to protect against entrapment. Keep in mind that adding more safety devices will not make an old opener meet the current U.L. standards.

Make sure the additional safety devices, such as photo eyes or edge sensors, are properly installed and adjusted (see owners' manual).

Never remove, adjust or loosen the screws on the bottom brackets of the door. These brackets are connected to the spring by the lift cable and are under extreme tension.  GARAGE DOOR MAINTENANCE TIPS

Perform routine maintenance steps once a month. Review your owner's manual for the garage door. If you don't have a manual, look for the model number on the back of the door, or check the lock handle, hinges, or other hardware for the manufacturer's name and request a manual from the manufacturer.

Visual Inspection

Look at the garage door springs, cables, rollers, pulleys, and other door hardware for signs of wear. If you suspect problems, have a qualified person make repairs.

Lubrication:  Regularly lubricate the moving parts of the door. However, do not lubricate plastic parts such as plastic rollers and plastic idler bearings. Consult the door owner's manual for the manufacturer's recommendation.

WARNING - Springs are under high tension. Only qualified persons should adjust them.

Garage door springs, cables, brackets and other hardware attached to the springs, are under very high tension and, if handled improperly, can cause serious injury. Only a qualified professional or a mechanically experienced person carefully following the manufacturer's instructions should adjust them. The torsion springs (the springs above the door) should only be adjusted by a professional. Do not attempt to repair or adjust torsion springs yourself.

A restraining cable or other device should be installed on the extension spring (the spring along the side of the door) to help contain the spring if it breaks.

Door Balance

Periodically test the balance of your door.  Start with the door closed.  If you have a garage door opener, use the release mechanism so you can operate the door by hand when doing this test.

You should be able to lift the door smoothly and with little resistance. It should stay open around three to four feet above the floor. If it does not, it is out of adjustment. Have it adjusted by a qualified service person.

Most people don't even think about their garage door until its broke or they need a new one. Here is a case in point. I had a customer appointment today with some very sweet people. The 2011 Cost Vs Value report generated by remodeling magazine has once again said that garage door replacement is a smart move. According to Tom Wadsworth, Certified Door Dealer Consultant, A garage door replacement continues to generate one of the best returns on investment of all home remodeling projects The report, released in November, compares construction costs for popular remodeling projects against the share of those costs recovered at resale.
Highlights of the new 2011 report include:
• An upscale garage door now ranks as the #2 upscale project that
recoups the most of its cost when a home is sold, up from its #4
ranking in 2010.
• A midrange garage door now ranks as the #4 midrange project that

Why won't my garage door open?

 

There are several common issues that would cause your garage door not to open.  Sometimes it is a quick fix that you can handle yourself, but often times it requires an expert to address the issue.  The following is just a quick summary of possibilities and should not be considered all inclusive.

  1. Your garage door operator is not plugged in, or their is not power supplied to the outlet. This is a common issue that is frequently overlooked.  Make sure your garage door motor is plugged into a working outlet. If your garage door openers outlet is on a switch be sure the switch is not turned off. 

 2. Your photo eye's are not seeing each other or they have no power.  Most garage door openers are equipped with photo eyes, which detect if a person or object is in the way of the door as it is closing.  If the connection between the sensors is disrupted, the door will stop closing to minimize injury or damage. Check to make sure there is nothing in the way of the photo eyes. These photo eyes are sensitive enough that they will read dust or cobwebs as an interference.  Occasionally the eyes can get dirty, so clean the eyes with a tissue. Photo eyes are electronic so make sure they don't get wet. 

 3. You have a broken spring. This is a very common problem with garage doors.  The springs that help lift the door are rated for a certain number of cycles.  When the springs snap the motor can no longer lift the door on its own.  You should not try to open the door if your spring is broken.  A door with a broken spring can be very dangerous and should be handled by a professional. We do sell extension springs over the counter but strongly advise having one of our garage door experts replace your broken spring. (We DO NOT sell torsion springs to consumers for safety reasons).
 
4.  Your cables are snapped.  When a spring breaks, it releases a very large amount of energy and can seriously injure a person or damage a vehicle or wall. Very often when a spring breaks the cable will also break.  If you see that the spring is also broken see above.

5. My remote or keyless will not work but the wall button does.  If your remote or keyless entry are not working try changing out the batteries. If this does not solve your problem then try to re-program your remote or keypad. This requires you to get on a ladder and be comfortable accessing the hanging unit.

 A garage door opening is the largest moving object in your home. Insulated doors will help to reduce the transfer of heat or cold air into your garage. This is important for a number of reasons:
1) If your garage is attached to your home, air in the garage can travel through the doorway to your living area.  An insulated garage door will reduce the transfer of air from the outside to the inside.
2) If you use your garage as a workshop, your comfort will be a top priority.  An insulated garage door will help keep the temperature in the garage within a narrower temperature range as compared to the extreme range of the outside temperature.
3) If your garage is below another room in your home, air can travel through the ceiling of the garage into the floor of the room above. An insulated door will keep temperatures in the garage fairly stable to reduce the temperature fluctuation in the room above.
4) An insulated garage door is generally quieter and has a more attractive interior than a non-insulated door.
Many manufacturers use R-values to show the energy efficiency of their product. This number is calculated based on the thickness of the insulation and its chemical properties. Therefore, most of the published R-value numbers, reflect only the R-value of a section, not of the installed door. Regular everyday light bulbs will often burn out quickly in automatic garage door openers .
Garage door openers produce a lot of vibration, which can kill incandescent bulbs prematurely. To fix the problem, tighten all the bolts on your unit and make sure it’s solidly mounted to the ceiling. Then, install a “rough service” bulb (available at hardware stores and home centers). These bulbs have heavy-duty filaments with extra support wires to keep them from breaking. The average opener light is on only about four minutes on average a day, so energy efficiency does not really come into play.

How much does it cost?

Is it time to replace your old garage door? You want to know how much does it cost? Well you can spend $500  or you can spend $5000 for one 9’ x 7’ garage door installed. First you need to determine the size of  your doors (WxH). Decide on your budget and shop around. Since this is the first time you have really thought about you door, I mean really thought about it...Do you know what you like? Drive around your neighborhood. Look at doors while you are going places. Get a "feel" for the style that grabs your eye.  Look online for  style, construction & accessories. Visit a showroom to see samples. Replace Old Springs. Your garage door’s springs are arguably the most important and most dangerous part of your door. Springs wear out. When they break, injury can result. If you have an older garage door, have your springs inspected by a professional technician and replaced if needed. If your door has two springs, replace both, even if one is not broken. This will not only prevent any damage caused by the breaking of the second spring, but also keep your door working efficiently. Check Your Cables. Visually inspect the cables that attach the spring system to the bottom brackets on both sides of the door. If these cables are frayed or worn, they are in danger of breaking, which can cause injury. Due to the dangers associated with high spring tension, these cables should be replaced only by a trained technician. Squeaky Springs? Springs can squeak and be noisy. This is caused by normal use and does not necessarily indicate a problem. Before calling a professional service technician, use a spray-on lubricant (recommended especially for garage doors). If the noise persists, call a professional garage door installer for service. A Do-It-Yourselfer, Eh? Installing a garage door can be very dangerous and is not recommended for a novice. DASMA recommends that trained door systems technicians install garage doors. If you attempt the installation by yourself, be sure to follow the manufacturer’s installation instructions carefully. Safety Cables. If your garage door has extension springs, you need a safety cable that runs through the spring and secures to the wall or ceiling at each end. When your garage door is down, extension springs are under high tension. If the spring breaks, it may cause injury. A safety cable can keep that broken spring contained. If you have extension springs but do not have a safety cable, call your local dealer for a safety inspection. Struggling Door? If your door does not go up and down smoothly, you may have an unsafe condition. Even older door systems should operate smoothly. If the awkward operation continues when the door is manually operated, you may have a spring system that is out of balance. This can cause premature wear and tear on other important door components. Spring systems are dangerous and should be repaired only by trained professionals. Watch Your Fingers! Every year, many unsuspecting homeowners injure their fingers by placing them between the door sections to pull down on the door. According to DASMA Standard 116, if your door lacks pinch-resistant joints, you should have lift handles or suitable gripping points on the inside and outside of the door. Even if your door has an opener, the door must occasionally be operated manually. Never place your fingers between the door sections. If you manually open or close the door, use the handles or the safe gripping points! Tamper Resistant Brackets. Since the bottom brackets on a garage door are connected to the door’s springs, these brackets are under extreme tension. They should be adjusted or loosened only by a trained door systems technician. Many manufacturers now include tamper resistant hardware that prevents loosening of the brackets by a novice. Use the Old Track? When buying a replacement garage door, some homeowners are tempted to save a few dollars by putting the new door on the old track. However, your old track may not fit with your new door, depending on the thickness of your sections, the weight of the door, the headroom required, the location of the garage door opener, and other considerations. The track and sections work together as a system. For maximum performance and long life, you should use the track that is designed for your specific door. Regular Service. Your garage door is probably the largest moving part in your home and is typically used every day. Over time, parts can wear out and break, creating potential safety problems. Although you should provide monthly safety checks and general maintenance  to your garage door system, a semi- annual visit from a trained door systems technician can keep your door operating safely and smoothly for a long time. Man the Manual. Keep the owner's manuals for your door and opener hanging near the door for easy reference. Every model of door and opener has specific safety instructions unique to that model. The electric opener

The electric overhead garage door opener was invented by C.G. Johnson in 1926 in Hartford City, Indiana. Electric Garage Door openers did not become popular until Era Meter Company of Chicago offered one after World War II where the overhead garage door could be opened via a key pad located on a post at the end of the driveway or a switch inside the garage.
Contrary to popular belief, the electric opener does not provide the actual lifting power to open and close a heavy garage door. Instead, most of the actual lifting power comes from the counterbalance springs attached to the door. These springs are under tension to lift the garage door via steel counterbalance cables. The electric opener only controls how far the door opens and closes, as well as the force the garage door exerts. In most cases, the garage door opener also holds the door closed in place of a lock.

Q. My garage has very little space (headroom) above the door. What is the minimum headroom required to operate a sectional door?

A. Standard headroom applications require 12" to 18" of space between the bottom of the opening header and the unobstructed ceiling.  A variety of special track options is available and makes it possible for many unusual garages to be fitted with doors. By using low-headroom track, it is possible to install a door with a garage door opener in an area that has as little as 9-1/2" of headroom.
Other special track applications include:
1) Vertical lift track, for use in situations where the ceiling is extremely high and the garage door has room to lift straight up.
2) Follow-the-roofline track, which is used when the ceiling of the garage is pitched at the angle of the roof, making it desirable for the door to follow the same angle, thus providing additional overhead room.
3) Hi-lift track, which is used when the ceiling is unusually high, but the door must still retract to a horizontal position.

Q. What type of spring is better...extension or torsion?

A. The two types of springs used on garage doors today are extension and torsion springs. Extension springs are attached on either side of the door and stretch along the horizontal track when the door is closed. Torsion springs are typically located just above the top section of the door and are mounted to the header. They are wound springs and do not expand or contract when the door is moved. Torsion springs are a better choice because they balance the weight of the door better than extension springs for smoother operation and safety. Watch the Amarr spring video to learn more.
